Trusted EICR Inspections in Chester

If you own a property in Cheshire West and Chester as a business, landlord or homeowner, getting a valid EICR certificate is crucial in ensuring electrical safety for your occupants.

If you’re looking to arrange an electrical safety inspection, our Chester-based electricians are fully qualified EICR inspectors who set out to provide clear reports and a written quote for any necessary remedial work. With D.R. Electrical Limited, we can make sure that your property’s electrical system is safe for years to come.

What is an EICR?

An Electrical Installation Condition Report (EICR), also known as an electrical safety check, is a formal record of the condition of a property’s electrical system.

Following an EICR inspection, you’ll receive an EICR certificate, which will determine whether the property is satisfactory or unsatisfactory, highlighting areas for improvement or further investigation.

If any issues are found during the inspection, our D.R. Electrical assessor in charge of the electrical safety inspection will go over the remedial work required and provide a follow-up quote that covers the cost of the work needed. Depending on the result of the EICR report, some of these issues may need to be resolved immediately.

Who is This Service For?

D.R. Electrical Limited provides Chester electrical safety checks that cover domestic, rental and commercial properties. An EICR report allows those responsible for the condition of electrical installations within a property to assess potential risks and maximise safety.

Businesses

Under the Electricity at Work Regulations 1989, it is required that systems be maintained safely and that periodic electrical safety reports are the accepted way to prevent death and injury from hazards in the workplace. An EICR certificate from our experienced commercial electricians can help businesses understand the condition of electrical installations.

It’s important to remember that some insurers ask for an in-date EICR certificate, which is why we provide an insurer-ready report that’s fully verified and includes a clear course of action.

Landlords and Letting Agents

Landlords must have an electrical safety check carried out every 5 years, or sooner, if the report calls for it, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

Cheshire and Chester Council may fine landlords up to £40,000 for failing to meet these duties.

Homeowners

While this isn’t always necessary for most homeowners, if you are buying a property or planning a renovation and aren’t sure when the electrics were last checked, an EICR can highlight safety concerns and help you take informed next steps.

Our EICR Chester Inspection Services

After a consultation and an upfront quote with no additional fees, our electricians will inspect agreed circuits and equipment for safety hazards, including damage or deterioration as well as unsafe connections, to reduce the risk of electric shock.

What Does an EICR Inspection Cover?

  • Wiring and circuits
  • Consumer and distribution boards
  • Sockets, switches and light fittings
  • Earth testing and bonding
  • Circuit protection – this includes checking RCD protection.

Once testing is complete, you will receive a full written report and a grade that shows whether the installation was satisfactory or needs improvement.

Understanding Your EICR Results

Whether you pass an EICR inspection depends on the 4 EICR code grades.

Code C1

This grade is given to the most dangerous electrical safety issues, requiring immediate action. Due to the possible risk of injury, this will likely need to be taken care of by our electricians on the day of the inspection.

Code C2

This grade signifies dangerous defects in your electrical systems; while they may not require immediate action, they will still result in a failed EICR inspection.

Code C3

This grade means that although improvement is recommended, it indicates that no remedial work is required.

Code F1

This grade doesn’t equal a pass or fail and means that an issue was found during the inspection that needs further investigation.

Passing Grades

A pass is granted only if there are no outstanding C1 or C2 codes. A C3 code and above result in a satisfactory EICR certificate.

If we uncover any issues, our electricians can provide a clear written quote for any remedial work. Once completed, we can give written confirmation to reissue your EICR Certificate.

How Much Does an EICR Certificate Cost?

The cost of an EICR inspection depends on the type of property and the electrical installation. Prices may also vary according to access requirements and any scheduling arrangements needed.

As soon as you get in contact with our services, we can provide a tailored quote that includes no additional costs. Any additional work and maintenance that is required can be discussed after the inspection report.

EICR Certificates Chester FAQs

How often do I need an EICR inspection?

While not a legal requirement, residential properties should get an electrical safety inspection every 5 to 10 years for owner-occupied properties. The report itself will set the next recommended inspection date.

How long will an EICR inspection take?

It usually takes our electrician approximately 2 to 4 hours to complete an inspection; however, this will depend on the number of circuits, installation complexity and access to the property.

Will the electricity need to be switched off?

Yes. As part of the inspection, we will need to isolate circuits for testing. We will arrange beforehand when it is appropriate for you to have the electricity in the property switched off.

Do I need a new EICR when tenants change?

No, as long as the existing report is valid and satisfactory. But new tenants must receive a copy before they move in.

What happens if my EICR is unsatisfactory?

Anything uncovered as unsafe or outside of standards during the EICR inspection needs to be fixed within 28 days or immediately. Our electricians will explain all issues clearly and advise on next steps for remedial work.
